Greetings!
I was on Facebook and one of my friends posted she wanted to rent one of her rooms out to help her with her expenses now that she is retired.
That got me to thinking... For most of us our biggest asset is our home. Maybe you've got a basement you're not using, a finished attic, or even a guest room that sits empty most of the year, turning unused space into extra income might be a smart (and surprisingly doable) move.
Let's take a look at what to consider before you open the door.

Get Real About the Space
Is the room private? Does it have a separate entrance or at least a bathroom nearby? Clean, uncluttered, and comfortable space goes a long way when it comes to attracting the right kind of renter — and charging a fair rate.
Know Your Local Rules
Before you put up a listing, check your city or county regulations. Some places have zoning rules, tax requirements, or permit needs for rentals. If you live in an HOA, there may be restrictions as well.
Set Clear House Rules
Will they have kitchen access? Can they bring a pet? How will you handle laundry or parking? The more you outline upfront, the less awkward it will be later. You want this to be a peaceful arrangement for everyone.
Decide What Type of Renter Fits Your Life
You might prefer a short-term guest from a site like Airbnb, or you may want a long-term renter who just needs a quiet place to stay while saving up. A traveling nurse, grad student, or remote worker can be a great fit depending on your location.
Screen, Screen, Screen
This is your home. Do a background check, ask for references, and trust your gut. A respectful renter makes the experience worth it — the wrong one makes it stressful.
In Closing...

Renting out a room isn't for everyone, but if you have extra space and a good setup, it could help offset bills, pay off debt, or build a savings cushion. Just be thoughtful, clear, and honest with yourself about what you're comfortable with.
For me I don't think I could do this. I would (and did) downsize. But I have never felt sentimental about any place I lived. I think its because I've moved frequently.
