Greetings Thrifty Friends,
There are two things homeowner's need to know about their
mortgages. Those are amortization and simple interest.
Amortization means the majority of the payment at the
beginning of a mortgage goes toward the interest, with
only a slight amount going toward principal, or the amount
originally borrowed.
Lenders use an amortization schedule because they realize
that the average borrower will not stay in a loan agreement
for the entire term. By putting the payment toward interest
first, the lender guarantees more income from the loan.
And all mortgages are simple interest in not charging
interest on prior interest. This means interest is charged
on the principal.
If we put these two things together we see a built-in
advantage for the lender which comes right out of the
borrower's pocket in that the homeowner gains equity at
a slow rate at the beginning of the loan.
But you can turn simple interest to your advantage with
just a little planning and discipline.
